Discover Ba Al Ghaylam Island Abu Dhabi

A New Emerging Island Community in Abu Dhabi’s Expanding Coastal Landscape

Abu Dhabi is home to some of the UAE’s most prestigious island destinations — from the cultural elegance of Saadiyat Island to the entertainment capital of Yas Island. Yet beyond these well-established communities lies a quieter, lesser-known island that is beginning to attract attention: Ba Al Ghaylam Island.

For investors, developers, and long-term visionaries, Ba Al Ghaylam Island represents something rare in today’s market — untouched coastal land within reach of the capital’s most dynamic hubs.

Ba Al Ghaylam Abu Dhabi

Where Is Ba Al Ghaylam Island Located?

Ba Al Ghaylam Island is a small coastal island located off the northeastern shoreline of Abu Dhabi, United Arab Emirates. It sits within the calm waters of the Arabian Gulf, east of Jubail Island and north-east of Saadiyat Island, forming part of Abu Dhabi’s network of coastal islands.

To the north of Ba Al Ghaylam is Ras Ghurab Island, and to the south is Ramhan Island, with the island itself positioned roughly midway between these larger landmasses and the Al Bahia area of the Abu Dhabi mainland.

Geographically, Ba Al Ghaylam lies within the shallow bay area known locally as Khor Faridah — a waterway that connects local waterways between the mainland and the cluster of northern islands.

Ba Al Ghaylam is not yet connected by bridge or road, and there are no public transport routes to the island. Its position makes it more accessible by boat from the nearby mainland coast or adjacent islands.

A Natural Island with Future Potential

Unlike fully developed districts filled with high-rise towers and retail promenades, Ba Al Ghaylam Island remains largely natural. Its coastal terrain, open space, and serene surroundings give it a distinctive character compared to more urbanized island communities.

In real estate, scarcity drives value. And in a city where premium island addresses are increasingly built out, undeveloped land within proximity to established hubs becomes strategically significant.

While there are currently no large-scale public residential projects announced directly on Ba Al Ghaylam Island, Abu Dhabi’s ongoing infrastructure expansion and master-planned growth indicate strong long-term possibilities.

How to Get to Ba Al Ghaylam Island

Ba Al Ghaylam Island is currently an undeveloped coastal island with no road bridges or permanent transport links connecting it to the Abu Dhabi mainland. As a result, access is limited and primarily marine-based.

By Boat (Primary Access)

The only practical way to reach Ba Al Ghaylam Island at present is by private boat. The island is located offshore near the Al Bahia coastline and can be approached from nearby points such as:

  • Al Bahia mainland coast

  • Jubail Island

  • Saadiyat Island

Travel time by boat is relatively short due to the island’s close proximity to the mainland, typically ranging from 10 to 20 minutes depending on sea conditions.

There are currently no public ferry services, marina docks, or scheduled marine transport routes operating to the island.

Road Access to Nearby Departure Points

Visitors can drive via Sheikh Khalifa Bin Zayed Highway (E12) toward Al Bahia or Jubail Island, where private marine access may be arranged. From central Abu Dhabi, the drive to the closest mainland shoreline typically takes around 30 to 40 minutes.

Important Considerations

  • No bridge connection currently exists

  • No public transport routes serve the island

  • Docking infrastructure appears limited

  • Access may require private arrangements

  • Some coastal zones may be environmentally sensitive

As of now, Ba Al Ghaylam Island remains a natural island location rather than an established residential or tourism destination. Future infrastructure developments would determine broader accessibility.

Who Can Buy Property on Ba Al Ghaylam Island?

As of 2026, Ba Al Ghaylam is being developed by Aldar Properties as a premium villa community.

  • Freehold for UAE Nationals: It is primarily marketed as an exclusive enclave for UAE Nationals. In many of Aldar’s specific “citizen-targeted” projects on the island, ownership is reserved for locals.

Ba Al Ghaylam Island is not officially listed in the government’s freehold investment zones. It currently remains a largely undeveloped piece of land — not part of the approved freehold areas where foreigners can fully own the land and property outright.

Because it’s outside those designated zones:

  • Buyers (especially foreign investors) would not have traditional freehold ownership rights here

  • Any transaction would need legal structuring (e.g., long-term leasehold, Musataha, or by special government approval)

  • Plans could change in the future, but as of now there’s no public designation making it freehold

How Freehold Works in Abu Dhabi

Under recent reforms, Abu Dhabi expanded freehold rights to foreigners in certain areas. In these zones, buyers get:

✔ Full ownership of the land and property
✔ Ability to sell, lease, or bequeath it
✔ A registered title deed under Abu Dhabi laws

But this applies only within those designated zones, not universally across all land in the emirate.

Project Highlights:

If you are looking at the island for a potential home or investment, here is the current landscape:

  • Developer: Aldar Properties.

  • Property Types: 3 to 6-bedroom luxury villas.

  • Environment: It is designed as a “nature-integrated” community, focusing on the preservation of mangroves and low-density living.

  • Handover: Most units are scheduled for completion around Q2 2026.

  • Starting Price: 3M

Note: Real estate designations in Abu Dhabi can shift. Sometimes a project launches for UAE Nationals only and later opens “investment zones” within the same island for expats (similar to what happened with parts of Yas Island).
